The reports do not purport to cover: compliance and or provision of any Building Act, Code, regulation or by-laws.
The reports do not cover whether the ground below, upon which the inspected structure has been built, is subject to subsidence, land-slip, earthquake, tidal inundation or flooding.
Our inspections are Transparent and completely independent of Vendor and Real Estate Agents.
Not able to check or comment on tests that have been done during different stages of construction such as compaction test, slump test, cube test, compressive strength, curing, termite treatments, thickness of slab, cavity, wall ties, tie down straps where hidden or not visible, lintels that are not visible, weep-holes, type of bricks used, specification of material, design of the structure and energy efficiency compliance.
We will not dismantle or remove coverings of building surfaces or components. Access manholes should be readily available. Areas not accessible will be noted and are judged on performance to date for age only. Excludes all areas that are inaccessible at the time of the inspection.
Unexpected repairs should still be anticipated. The inspection should not be considered as a guarantee or warranty of any kind.
Affect of Tree roots, below or above ground pool structure, underground sewers or septic, surface drainage, drain pipes, soak-wells are not covered by this report. We don’t carry out pressure test for any plumbing leaks. We do not report on asbestos material, we do not report on active or previous termite activities / damages.
We are not responsible for any damage caused by nearby earth works or construction work or any damage caused by a structural change to the property or surrounding earth works.
The purpose of these reports is to identify and report on any significant structural defects to prime dwelling.
